Biophilic design is at the forefront of the latest development plans for One Beverly Hills, a $2 billion condo-hotel hybrid from partners Alagem Capital and Cain International. The Los Angeles Times reported yesterday that British architect Norman Foster of Foster + Partners is behind the project, which would introduce a pair of 28- and 32-story condominium towers, a 10-story hotel, and eight acres of public and private gardens.

The 17.5-acre site, a vacant plot of land adjacent to the Beverly Hilton hotel, has changed hands several times over the past 13 years. It was formerly occupied by a luxury department store that was razed in 2007.
Developers Alagem Capital and Cain International purchased the property from Dalian Wanda Group in 2018 for $420 million when it was referred to as 9900 Wilshire. Plans that were previously approved by the City of Beverly Hills were scrapped in favor of Foster’s ultra-lush design concept.

The latest iteration calls for 303 condominium units split between the two towers and a high-end hotel with 42 suites, 37 residential units and a fine-dining restaurant. The grounds were conceived of by RIOS, a multi-disciplinary design firm, and would boast drought-tolerant native plants, meandering pathways and tranquil water features. More than half of the garden acreage would be publicly accessible.

A four-story building, which can be seen in the rendering from the vantage point of Santa Monica Boulevard, would feature shops, restaurants and a scenic terrace. The development proposal also calls for 1,900 subterranean parking spaces.
Plans for One Beverly Hills were filed today with the city’s planning commission. If approved, the project could begin construction in 2021 with an estimated completion date of 2024. The condominium units are expected to sell for well over a million dollars apiece.
