Nearly a month after its application was submitted to Los Angeles City Planning, we have our first glimpse at 2225 Sunset Boulevard, a proposed 176-unit apartment building in Echo Park.
Cypress Equity Investments (CEI) is the developer behind the planned rental complex, which seeks to add a variety of unit types to the neighborhood — including studios, junior one-bedroom, two-bedroom, four-bedroom, five-bedroom, and live/work apartments. In exchange for Transit Oriented Communities (TOC) incentives, 18 units would be set aside for extremely low-income households.

According to CEI’s website, 2225 Sunset Boulevard would boast “best-in-class interior finishes,” alongside modern amenities including a lobby, pool, fitness center, co-working space, two community rooms, and an open-air courtyard with a spa, lounge seating, dining tables and barbecues. Two roof decks, featuring sweeping views of Hollywood and DTLA, would offer additional areas for grilling, dining and relaxation.
Designed by Ottinger Architects, the uniquely-shaped building would be clad in vertical wood and corrugated metal siding, accented with dark grey-trimmed windows and balcony guardrails consisting of metal and glass or metal and mesh. Perforated metal screens would also be used to create privacy between the outdoor spaces.

The development site, encompassing 2217-2235 W. Sunset Boulevard, 2216-2218 W. Elsinore Street and 1121 N. Mohawk Street, is currently occupied by low-rise commercial and residential buildings.
The surrounding area is dotted with coffee shops, art galleries, restaurants, boutiques and yoga studios. This corner of Echo Park is extremely walkable and not far from the lake and its iconic swan boats. Future residents would enjoy easy access to job centers in DTLA, Glendale and Hollywood, plus other trendy Eastside neighborhoods like Silverlake, Los Feliz and Atwater Village.
