New details have emerged about a dual-tower, high-rise residential development proposed near Spadina Road and St. Clair Avenue West.
Earlier this month, Livabl reported on the recently submitted rezoning application filed to Toronto city planning for 63 Montclair Avenue in Forest Hill South. Now updated with official design and architectural documents, the application reveals more about the 634-unit condominium project proposed by Parallax Development Corporation.
As outlined in the development’s planning rationale, prepared by Bousfields Inc, the application seeks to amend former City of Toronto and new city-wide zoning bylaws on the 37,307-square-foot site between Montclair and Bantry avenues. Currently, the development area is occupied by a collection of low-rise, detached and semi-detached buildings. The rationale explains that the properties were purchased by the applicant, who is allowing the previous owners to live rent-free in the properties until they secure new housing.
Totaling 419,824-square-feet gross floor area in size, the future development would consist of two towers, at 21 and 23 storeys in height, joined by an eight-storey link and a five-storey podium. The proposed podium includes a strip of two-storey townhomes with private patios and direct street access onto Montclair Avenue, accompanied by a five- to eight-storey base building set back from the townhomes.
On the southern side of the structure, near Bantry Avenue, private terraces for the ground-floor residential units and outdoor amenity space will be included. The ground level will provide a mix of indoor and outdoor amenity space, in addition to the main residential lobby.

Approximately 27,297 square feet of amenity space is accounted for in the plan, broken down by 17,006 square feet of indoor and 10,290 square feet of outdoor area. On the ground floor, amenity space will include a multi-purpose family room with stroller storage, an outdoor pet amenity area and flexible workspaces in the podium.
“In keeping with the Draft Growing Up Guidelines and Pet-Friendly Design Guidelines, it is intended that these spaces will support a variety of age groups and activities, as well as facilities to support pets and their owners,” explained the planning rationale.
Designed by IBI Group the ‘East’ and ‘West’ residential towers would feature sculpted set-backs at the ninth and 19th floors for visual interest and to break up the building’s mass, the rationale outlined.
Of the 634 residences, 61 would be bachelor suites, along with 378 one-bedroom, 129 two-bedroom and 66 three-bedroom units. A three-level underground parking garage would house 205 car spaces and 635 bicycle spaces.
In the neighbourhood, Madison Group has recently proposed a 28-storey condo project at 32 Raglan Avenue.
