An eight-figure penthouse sold in Toronto’s Rosedale neighbourhood — originally purchased as a pre-construction suite — takes the cake as the most expensive condo unit sold in 2021.
Scott Ingram, a Toronto-based real estate agent with CENTURY 21 Regal Realty Inc., recently published his third-annual list of MLS awards for the most and least expensive Toronto sales of 2021.
Penthouse Two at 1 Roxborough Street East claimed the rank as the most expensive condo sold last year for a crisp $11.6 million.
According to past reporting by Livabl and information from Ingram’s list, the penthouse was first listed on MLS in October 2020 at $12.8 million. The suite was later reslisted at the same asking price in March 2021 and sold on April 17th for approximately $2,900 per square foot.
Back in April 2021, Paul Johnston with Right at Home Realty Inc — the unit’s listing agent — told Livabl that the penthouse was purchased as a pre-construction “shell” by the seller, who customized the residence with designs by Chapi Chapo Design Inc. and Studio JCI.

Penthouse Two is one of a handful of units located inside the six-storey Hill and Dale Residences near Yonge and Roxborough streets, just north of the Rosedale TTC subway station. Built by Oldstonehenge, the mid-rise was completed in early 2019 according to information on BuzzBuzzHome.
In addition to being the most expensive condo sold last year, Penthouse Two is also the biggest unit compared to its two other sister penthouses in its building. The roughly 4,000 square foot residence is sprawled out across two levels, inclusive of three bedrooms, four bathrooms, a media room and den. Three parking spaces and a storage locker are also provided.

A “dramatic” fireplace and custom light fixture define the living room alongside a west-facing terrace accessed through a sliding glass door. Twelve-foot ceilings allow the suite to feel airy and spacious, coupled with floor-to-ceiling windows. Adjacent to the living room, the kitchen is fitted with Gaggenau appliances, stone countertops and custom white oak millwork. A walk-in pantry and second sink make for easy food prep and storage.

Allowing its residents to escape from the hustle and bustle of the city, the primary bedroom suite features a custom walk-in closet with an ensuite complete with a soaker tub and shower. The two additional bedrooms in the penthouse also feature their own private ensuite bathroom.
As the only suite in Hill and Dale Residences with both east and west exposures, Penthouse Two comes with three outdoor spaces. The east terrace boasts views of Rosedale from its built-in pool with a swim-against feature. Meanwhile, the west terrace is perfect for entertaining thanks to its built-in barbecue and a convenient dumbwaiter that is connected to the kitchen.

According to Ingram, the most expensive condo sale in 2020 occurred at 77 Charles West for $9 million, the only sale over $7.25 million that year. There were six sales that transacted over $7.25 million in 2021.
