A unique small lot subdivision proposal could bring a variety of housing options to Haskell Avenue in Van Nuys.
On Monday, an application was submitted to Los Angeles City Planning by Eddy Wan, CEO of WRKS, Inc., a real estate and financial consulting service. Plans call for 11, three-story townhouses with tandem two-car garages, in addition to two, two-story single-family homes that would each include a detached accessory dwelling unit (ADU) and an attached junior accessory dwelling unit (JADU).
ADUs are often rented out to generate extra income, while JADUs are well-suited for families looking to house in-laws or live-in nannies. In regards to the proposed development, parcels 12 and 13 would feature 526-square-foot JADUs, each containing a kitchenette, in-suite laundry, an open-concept living and dining area, enclosed bedroom with a walk-in closet, and a full bathroom.

Detached ADUs would measure 858 square feet, each touting an eat-in kitchen, living area, and two bedrooms with ensuite bathrooms and walk-in closets. A spacious courtyard would separate the main house from the ADU, creating a sense of privacy for renters.
The 1,863-square-foot single-family home floorplans would provide two-car garages, open-concept kitchen, living and dining areas, and five bedrooms, including one on the ground floor that could be converted into a home office.
Each second-floor bedroom would come complete with a walk-in closet and ensuite bathroom and the rooftops would be equipped with solar panels. The architecture would take inspiration from the Arts and Crafts movement, featuring decorative columns, blue-gray Hardiplank siding, and entry doors with stained glass detailing.

Meantime, the attached townhomes would be divided into two rows with a shared driveway between them. The majority would feature a tandem two-car garage and foyer, but select models would sacrifice some of that garage space for a ground-floor bedroom and bathroom.
The townhomes would feature two to four bedrooms, up to four bathrooms, open-concept kitchen, living and dining areas, plus rooftop decks and solar panels. The design would reflect a West Coast modernism aesthetic with sloping rooflines, stucco and wood-look siding, and varying window styles. AMArchitect, led by Anthony Mendoza, designed the proposed project.
Located at 6838 Haskell Avenue, the 28,680-square-foot development site was formerly occupied by a single-family home that has since been demolished. Future residents would benefit from quick access to the 405 onramps and the 2,000-acre Sepulveda Basin Recreation Area, home to a renowned wildlife reserve, beautiful Lake Balboa and an authentic Japanese garden.
