An existing block of single detached homes in South Cambie could be demolished to make way for a new 43-unit townhome development called Ash + 30th.
The application by Conwest Developments would rezone the properties at 4575 Ash Street and 623-693 West 30th Avenue from RS-1 (single-detached homes and duplexes) to RM-8A, which encourage the development of ground-oriented, medium-density stacked townhouse and row house projects.
The proposal includes plans for eight three-storey buildings housing 43 side-by-side townhomes. The site plan shows two buildings situated on each end of the site facing Heather Street to the west and Ash Street to the east. Six more buildings would be situated between the two end units with three buildings facing West 30th Avenue and three others facing the rear lane. Landscaped walkways with paving stones, gardens and trees would separate the buildings. One level of underground parking, accessed through the rear lane, would provide one parking stall per unit as well as parking for 121 bicycles.
Designed by Shape Architecture, the homes feature contemporary designs with flat roofs, large windows and grey brick cladding. Renderings also show walkup entryways with garden plots and window sills with planters. The unit breakdown includes 17 two-bedroom units and 26 three-bedroom units.
The surrounding neighbourhood consists of residential streets with single detached homes, however, the property is situated within proximity to several area amenities. The BC Children’s Hospital is just west of the site, while Queen Elizabeth Park is a few minutes east across Cambie Street. Public transit is also easily accessible with the Canada Line less than ten minutes away at King Edward Station.
In the neighbourhood, Chelsea offers move-in ready condos and towns priced from $1,499,900. Townhomes at Park W29 are priced from $1,969,900 and are scheduled to be completed by summer 2022.
