A development proposal by OAK32 Holdings would see two existing single-family homes demolished and replaced with a new 20-unit townhome development in South Cambie.
The proposal would meet the area’s RM-8A zoning guidelines, which encourage the development of ground-oriented, medium-density stacked townhouse and row house projects.
The site is located at 918 West 32nd Avenue, adjacent to one of the parking lots of the Vancouver Children and Women’s Hospital across the street. There is an existing lane on the south end of the property and single-family homes on the east and west sides.
If approved, the development would consist of a three-storey building facing West 32nd Avenue and four traditional two-storey townhouses facing the rear lane. The three-storey structure would feature eight one-level garden suites and eight two-storey stacked homes above. A single-level underground parking garage would house 29 vehicle parking spaces and storage for 45 bicycles.
Envisioned by Imperial Architecture, the building’s façade is clad in a mix of materials that are widely used on residential buildings throughout west Vancouver, such as natural red brick veneer and beige rainscreen stucco. Combined with decorative cornices, curved metal roofing and windows with classic mullion and battens, the result is a classic and elegant exterior design.
Available floorplans are designed with a variety of residents in mind, from singles and couples to large families, and include one-bedroom to four-bedroom layouts with up to three-and-a-half baths. Private outdoor spaces consist of front yards for lower suites and rooftop patios for upper units. The larger family-oriented homes in the rest of the building will have both a private front yard and rooftop patio. Plans also call for an outdoor amenity space situated between the two buildings on the east side of the property.
In the neighbourhood, construction is underway at Voyce with available suites priced from $1,289,900. Nearby, Park W29 is also under construction with townhomes priced from $1,969,900.
