Zonda Virtual lets customers view a home interactively without a model being built. In the case of the Virtual Concept Home, potential buyers will experience a home in various ways. They can view the house as a single or multi-level, with different interior design elements to offer a truly customized experience right on-screen.
“Zonda Virtual uses visualization tools and a suite of solutions ranging from exterior elevations, renderings, and visualization tools from 2-D interactive sitemaps,” said Jonathan Brosseau, Zonda Virtual’s vice-president of product development.
“We also enable a journey where customers can visualize the community in 3-D as it will appear when completed with all of its amenities long before its completion,” said Brosseau. “Traditionally, a community under construction cannot be displayed to the consumer until the neighborhood is finished.”
Zonda Virtual and the creation of the 2024 Virtual Concept Home
Zonda Virtual was involved in creating the 2024 Virtual Concept Home from its inception. “We participated in the first workshop with all the builders and the sponsors to define the home,” said Brosseau. “Once the home was defined, we took the computer-aided designs that the architects created through brainstorming sessions, and using those assets, we elevated them in a 3-D world.”
“Using the cloud assets, we also added the full specifications of the home, interior trimming, with windows, doors, cabinets, countertops, and so forth.”
“After that, we created the virtual version. First came a spatial relationship with the architectural side of the home without any merchandising or decoration of the house. That allowed the team of builders, architects, and sponsors to experience the home from an architectural point of view. They could check the correctness and the accurateness of the house.”
“Then we added the structural options defined in that plan,” said Brosseau. “There was the addition of the second floor and some flex spaces that converted an extra room into an office or a bedroom. So visually, you can see the structural elements take place from a simple click of a button which, to recreate that in the real world, you would have to physically build a version of that plan for every single iteration.”
What if a consumer wants to see a home with different paint colors or cabinets? What if the customers’ tastes lean more towards modern design than traditional? Zonda Virtual has it covered.
“We added the design elements such as paint colors and cabinet styles — all of the design elements that go within that home. This way, you can experience the home and how it’s designed, but the technology allows for changes to that style.”
“So, if the buyer desires a home where the style is more modern, the buyer can have a more modern style design interior style to it. If you’re in a market that you want to show more of a contemporary merchandising style, the technology enables you to do that.”
Zonda Virtual’s work did not end with the home itself. The technology was also used to design the outdoor landscaping and backyard.
“We added options for rear landscaping options,” Brosseau said. “We wanted to consider some of the lot sizes that would potentially be available. “If you had a 10, 20, or 30-foot backyard option. We gave those options to virtually demonstrate the design and the products within that landscaping option around that environment.”

The 2024 Virtual Concept Home by Livabl will be presented to consumers at the 2024 International Builders Show on February 27-29 in Las Vegas. Attendees can view the home on the Zonda presentation screen or receive the fully immersive experience by walking through the house using an Oculus virtual reality headset.
